Planning, Pricing and Process

A goal without a plan is just a wish.

The Planning and Interviewing Stages

When you’re in the beginning stages of any project, it’s important to start by reviewing and planning your budget and/or financing you may need to obtain to complete the renovation. You may not be aware of what the project will cost, and that’s ok! We have created the below as a rough guide to assist in the planning phase of your search. Remember, each project is unique with different variables, so pricing may vary. This rough guide does not mean this will be your project range or cost. If you’d like to review your project with us, please schedule a virtual consultation with us. We’d be happy to review your project specifically.

We always recommend obtaining three estimates (max) before moving forward with your project. When obtaining estimates, you may receive a wide range of price ranges, in fact, that's very common! Some things to consider when obtaining estimates that may affect the price include quality of finished material, quality of the company, capabilities and credentials of the company, reputation, services provided (design, project management, etc.) and so on. It’s a good idea to keep the above in mind, when you’re in the interviewing stage of the process.

Our Process

Awareness is a key ingredient to success. If you have it, teach it. If you lack it, seek it. - Michael Kitson

Our goal is to take everything negative you've heard (or experienced) about contracting and reverse it. Knowing what to expect and having transparency with our current and future clients, is extremely important to us.

Here is our process:

Step 1

Make an appointment: Making an appointment is quick and easy! We offer two options for our initial meeting. A complimentary virtual 15 minute meeting or a meeting in your home (fee applies). We want to get to know you and your project and you'll want to get to know us, too, so this is a good meeting to discover our dynamic.

Prior to a virtual appointment, we will ask for 2-4 photos of the space. For in-person or virtual appointments, if you have inspirational pictures, feel free to email them to us prior to your appointment as well, so we have an idea of your vision.

Step 2

Meet with Us: During our meeting, we'll discuss your ideas, needs and take a look at the space you had in mind. We will also need an idea of the level of investment you're wanting to put towards the project. This keeps us all on the same page and gives us an idea of where we can splurge and what areas we may need to save.

Please do not expect an exact verbal estimate. We give a ballpark range because it takes time to consider all factors of your project and put together a proper proposal. An exact verbal estimate wouldn't be fair to you, or us. A ballpark estimated price range, which could fluctuate due to the finer details, such as design finishes and market prices.

Step 3

The Bid Package:  If the ballpark is what you had in mind, we will move to the next phase, which includes a more exact estimate. There is a fee associated with this step, which gets rolled into your project, should you choose us as your contractor.

This step will include an exact estimate for your project, a detailed scope of work and if needed a design packet including renderings will be incorporated. The design packet will give you a better visual of what the finished space and materials will look like. We spend more time putting this package together, so it does take additional turnaround time. During this process, we work behind the scenes gathering information from any subcontractors, material bids, design and design finishes. The price for this consultation will vary based upon project size. For larger projects, such as additions or new construction, our turnaround time may be longer than smaller projects.

If you have any questions regarding your bid package, feel free to contact us! We are more than happy to answer any questions you may have and/or review the package with you. If all is well with this phase, we will move on to a formal contract.

Step 4

The Project: Our contracts have an estimated overall project time. Fluctuation may occur and will be clearly communicated to you because we know the importance of your time and schedule. All projects are completed in compliance with Virginia Uniform Statewide Building Code (USBC). All permits are pulled by us. While work is in progress, the project site may not be the cleanest, however at the end of each day, we clean the area from tools and debris. If anything is not to your satisfaction, let us know immediately. Communication is key to a healthy relationship.

Step 5

After the Project:  This is where you can sit back, relax and enjoy your new space.
